You can expect a new building constructed to high ecological standards with LAN and modern micro-apartments and rooms in very attractive shared living units. Some are barrier-free and available at a fixed price including all utilities, i.e. electricity and LAN.
To socialize or meet up with others, there is a large lounge with seating areas and table football on the ground floor. In warmer weather, you can also hang out in our courtyard. Need to concentrate on your work? As an alternative to your desk, you can use the fully equipped co-working space with outdoor area in the basement.
Young Spinelli offers you two different living environments: micro apartments with a fitted kitchen and bathroom, as well as individual rooms in a fully equipped larger apartment, whose communal areas you share with others.

Each micro apartment is furnished with modern furniture. Here you will find everything you need for studying, relaxing, and sleeping. All you need to do is bring your bedding, put away your clothes and books, hang up your pictures, and add some decorations.

You can look forward to the square city of Mannheim. Regardless of whether you study or work here. Two rivers, the checkerboard pattern of the city center, more than 120 nations, cultural diversity that touches the heart and mind, nightlife and clubs and lots of green!
Our tip: just get involved in Mannheim. Stroll through the city center with its shopping streets, stylish malls, trendy bars, clubs, rooftop bars and many squares and gardens. Discover the baroque palace, the various museums and galleries, the Mannheim National Theater, the parks and riverside forests and, as a special green space, the BUGA23 grounds right on your doorstep. In the evening, you are guaranteed to find a location to suit your mood in one of the city's trendy districts. And in summer, you can relax with a drink in one of the beach bars on the Rhine, Neckar and harbor.
Young Spinelli is located in the middle of SPINELLI, a green model district with spacious pedestrian and cycle paths and hardly any car traffic. It's just a few steps to the green BUGA23 park, the Neckar river or the neighborhood square with everything you need for your daily needs. The Feudenheim district with its village flair and many other stores is right next door. Local recreational areas provide good air and the peace and quiet you need to study or recharge your batteries.
Do you like conquering a city by bike? It takes about 20 minutes to get to the university and the city center. Alternatively, you can take the streetcar or bus, which only take a few minutes longer. This will also take you quickly into the surrounding area, for example to Heidelberg, the Odenwald or the Palatinate. Do you prefer to drive your own car? Then we recommend renting a parking space through us in the quarter, as there are no parking facilities on the streets.
All communal areas are barrier-free and all apartments are barrier-free. The rooms, including the bathrooms, are partially barrier-free from the 1st floor upwards.
You will find a lockable bicycle room in the building and bicycles are parked in bicycle racks. If you have your own car, we recommend renting a parking space through us, as there is no parking available on the streets.
Several parking spaces for car sharing are planned at SPINELLI. You can find more information here. You can rent bikes via VRN-Nextbike. There is a special campus rate for students.
The minimum rental period is 12 months. The tenancy agreement can be terminated with a notice period of 3 months.
When you move out, the micro-apartment or room must be handed over clean. The landlord is responsible for the renovation. The deposit will only be claimed if there are major signs of use or damage.
The amount agreed in the rental agreement is fixed and includes all (!) ancillary costs in addition to the basic rent.
After the end of the first rental year, the landlord can demand a rent adjustment, in particular a rent increase, by means of a change notice.
The deposit here is two flat-rate rents.
The deposit must be paid in the form of a bank transfer stating the intended use.

The keeping of pets is examined on a case-by-case basis and requires the owner's approval and an individual pet keeping agreement.
No, the micro-apartments and rooms do not have a separate cellar room.
High-quality, energy-efficient washing machines and tumble dryers can be found in the basement. With the “appWash by Miele”, you can see which machines are currently available. All you have to do now is book, pay via the app and load the machine. As soon as the washing or drying program is ready, you will receive a notification on your smartphone. You can also use the app to contact us quickly and easily in the event of unexpected problems.
All communal areas on the ground floor and basement as well as the stairwells and communal corridors are cleaned regularly. The tenants are responsible for the cleanliness of the micro-apartments and rooms.
The Wfünf team is responsible for letting. The property management is responsible from the signing of the tenancy agreement and already for the handover of the residential units.
